• Average price: $1,051,969 (-4.9% YoY)
• Benchmark price (typical home): -6.6% YoY

Supply shifting:
• 17,097 new listings (-9.3% YoY)
• 25,110 active listings (-6.4% YoY)

Where activity is happening:
• Toronto: 2,312 sales (+9.2% YoY)
• Rest of GTA: 3,634 sales (+5.7% YoY)

By property type:
• Detached: +9.2%
• Condos: +9.1%
• Townhomes: +0.6%
• Semi-detached: +0.4%

It appears sales momentum is building while prices remain softer — a market offering more opportunity for buyers, with steady activity across all home types.
